Where this started
We did not arrive when Natai
became fashionable
Our first work on this coastline was in 1996 — driving underwater foundation piles for Yacht Haven Marina in Phuket. Nine years later we were on Natai, building one of the first luxury villa developments this beach had seen.
Jivana Beachfront Villas, completed between 2005 and 2007, came at a moment when almost nobody was building here. There was no market on Natai then, and no guarantee there would be one. What there was: a long empty beach, and a decision to construct for what the sea actually does to a building over twenty years — rather than for the photograph.
Everything since has followed from that. Xana. Nandana. Villa Sand. The Natai Villas. Private residences in Mai Khao and Rawai, hotels in Patong. Some we built from land, some we renovated, many we still manage.

2010
We completed a private beachfront villa on Natai.
Custom architecture, materials selected for sea air and tropical weather.
2021
Its new owner hired us to renovate it.
A full renovation, eleven years on — by the team that had drawn and built it. We knew where everything ran.
2011
We completed Xana Beach Villa.

The same again. Not a policy — simply what happens when the people who built a house are still there.
This is the argument for buying through people who build. When a villa here changes hands, the knowledge does not have to change with it.

Locally established, 2005.
Natai Real Estate is the property arm of AP Natai — the trading name of Assist Properties Co., Ltd. Our office is in Khok Kloi, a minute from the sand. We can see the water from the desk.
The order matters. We were builders before we were sellers. This site carries thirteen properties rather than three hundred because thirteen is what we are willing to put our name to.

We tell you what is wrong with it
Every property has something. A plot that holds water at the back, a villa that will need a roof in three years, a title that will take longer than you would like. You will hear it from us before you hear it from a surveyor.

We do not list everything
Some owners do not want a public page. Some properties are not ready. If what you are looking for is not on the site, it may still exist — that is what a conversation is for.

We know the law here. We still want your lawyer
Twenty years of titles, structures and land offices on this coast means we can walk you through every step, and usually tell you where a plot will snag before anyone else does. We are not a law firm, and we would rather your own lawyer confirmed all of it. Certainty costs very little compared with what you are buying.

We will not chase you. The market is another matter
Nobody here will pressure you. People take years over a decision like this and some of our owners first came as guests. But we will not pretend the price waits while you decide — we have watched this beach for twenty years and the figures have not moved sideways. Both things are true: this is not a decision to rush, and deliberation has a cost. We would rather say so than sell you a countdown.
